为了发展特区的经济建设，提高单位或个人房屋的使用率，现根据国家和省、市的有关法规，经甲乙双方充分协商，一致同意签订租赁合同，合同条款如下：

一、甲方将座落在深圳市区路街号的房屋，建筑面积2，出租给乙方，作使用。

七、乙方不得擅自改变房屋的结构及用途，乙方因故意或过失造成租用房屋和配套设备的毁损，应负恢复房屋原状或赔偿经济损失责任。

八、甲方应负责出租房屋的正常维修，或委托承租方代行维修，维修费在租金中折算若甲方拖延维修或不作委托维修造成房屋毁损，乙方不负责任，并负责赔偿乙方的经济损失。

九、租赁期间房屋如因不可抗力的自然灾害导致毁损，本合同则自然终止，双方有关问题可按有关法律处理。

十、租赁期间，甲乙双方均不得借故解除合同，如甲方要收回房屋，必须提前三个月书面通知乙方并取得同意，同时应双倍返还履约保证金如乙方需退房，也必须提前三个月书面通知甲方并征得同意，同时不得要求返还履约保证金。

十一、租赁期间，乙方未经甲方同意，不得将房屋转租给第三方租赁期届满或解除合

同时，乙方需按时归还房屋给甲方，如需续租，须提前三个月与甲方协商，若逾期不还又未续租，甲方可直接向房屋租赁管理部门申请调解或起诉人民法院处理。

十二、本合同如有未尽事宜，可经双方协商作出补充规定，补充规定与合同具有同等效力。

十三、本合同如在履行中发生纠纷，应通过甲乙双方协商解决协商不成，可请房屋租赁管理部门调解或起诉人民法院处理。

十四、本合同可经公证处公证，合同一式份，甲乙双方各执一份，公证处一份，税务部门一份，房屋租赁管理部门一份，均具有同等法律效力。

13.装运条款：

□fob

卖方应在合同规定的装运日期前30天，以电报/电传/传真通知买方合同号、品名、数量、金额、包装件、毛重、尺码及装运港可装日期，以便买方安排租船/订舱。装运船只按期到达装运港后，如卖方不能按时装船，发生的空船费或滞期费由卖方负担。在货物超过船舷并脱离吊钩以前一切费用和风险由卖方负担。
