维修工述职报告篇一

维保部的工作主要分营业、维保和运行三个方面。

营业计划的主要工作是理清维保合同、清理应收维保款、稳定原有客户、续签原有合同。目前原有维保合同均已清理完毕,应收维保款全部理清,原有客户除有历史原因及货款、安装款等原因个别客户外,绝大部分关系基本稳定并得到延续。唯有xxxxxx维保运行项目是我方未避免可能存在的不确定性的更大损失而主动放弃的项目。还有xxxxxxxx维保项目合同到期客户自保,xxxxxx、xxxxxx维保项目目前仍存在不确定性外,其它所有近xxxxxx个项目目前均得到延续。新增加和续签的维

保项目都坚持了合同在先的原则,即先有合同再进入维保,从而避免因此使我们的维保工作陷入被动和尴尬的局面。营业下一步的工作主要是:

①配备xxxxxx名专职维保营业人员(内选或外聘)。

②继续追要原有欠款,及时收缴到期应收款,力争不形成新的欠款。

③稳定原有维保项目,曾加外签合同项目。

维保工作是维保部门的中心工作,从接手后,我重点抓了人的工作,和所有的维保人员都进行了单独的谈话,了解他们的思想情况、住点工作情况、家庭情况、对部门对公司的看法想法及他们的希望。通过这些交流,我认为我们的维保人员队伍多数人员基本上是稳定的,本质基本上是好的,主要的问题是我们如何带领他们、怎样给他们一个成长、工作的平台。这其中包括他们主要关心的收入情况、技术能力的曾长、工作生活环境(吃、住、行)这三个方面。目前,我也是很关注维修人员在这三个方面的情况,从马桶有没有马桶盖、站点能不能洗上澡、现场能不能自己做饭、冬天室温能不能睡觉、保证每个人每月能休息两天会一次家到每个人的工资和实际水平的差距都是我所关心的和需要解决的,我认为如果一味的强调工作而没有基本的工作生活的保证,其工作质量是可想而知的。通过近半年的工作,以上问题得到了不同程度的改善,但是还有很多工作需要去做。

目前,还有的维修点两个人的生活工作空间在6平米以下的情业人员(内选或外聘)。

今年维修工在和去年人员数量基本相同的情况下维保量曾加了近xxxxxx台,且增加了三包电梯的应急修理及服务的工作。目前除xxxxxxxx站刚确定了新的站长外,其他各站站长的管理积极性很高,维修人员工作情绪稳定,绝大多数人员工作积极性较高,对自己的本职工作有一定的责任感。

下一步的主要工作是:

①各站根据实际维保量配齐维保人员及相应的技术力量。

②加强维保各站点的基础建设工作。主要有站点必备的各种管理制度、技术资料、所管机型图纸、维保档案、相关电梯标准等。

③曾强急修的反应和施工的能力。

④加强整体维保工的形象。

⑤加强对前期来公司学生的技术培养,使他们尽快能够独立做保养及初级的维修。

⑥完善生活保障工作。主要有解决大家住宿环境、做饭条件、洗澡条件、看电视等基本生活需求中存在的问题。

电梯运行虽说不是公司的主要盈利工作,但这项工作牵扯的精力是的,首先是人员的不稳定,去年的换人率是90%左右,今年虽改进或采取了部分新的管理方式,比去年有所好转,但目前也达到30%左右,所以增减人员的工作量很大。人员流动的主要问题是工资低、强度大,还有部分人员生理上不适应开梯。现在在岗人员应该说多数相对稳定。今年到目前运行增加了xxxx部,司梯工比去年增加了近xxxx人,而且,新签运行合同价格有较大幅度提高。

运行下一步的主要工作:

①不重要的运行项目尝试交给专业劳务公司去做,我们去监督。

②设一专人管理所有运行项目的工作。

③控制和减少人员的流失,解决司梯工的业余生活问题。

④有限的提高在我公司工龄长的司梯工岗位的工资待遇。(目前超过两年的有xxxx人,其中超过三年的有xxxx人)

⑤操作证复审及考证工作。

①目前应该说维保部的工作基本上走上了正轨但应看到还存在不少问题,包括人员的思想和服务意识上,工作的责任心上两极分化,主动性上个别人还欠缺,综合技术能力上普遍较低,特别是独立处理故障的能力差。这些方面还有很多的工作要去做。

②处理扶梯及外梯故障的能力亟待提高,特别是其它大品牌电梯。

③增强及时解决处理投诉的能力。

④增加高级修理人员。

⑤建议尽快实行新的效益与收入挂钩方式,调动所有人员的工作积极性,提高工作效率。
