承租方(以下简称乙方):

根据《中华人民共和国合同法》及有关法律、法规的规定,甲、乙双方在平等的、自愿的基础上,就房屋租赁的有关事宜,经甲乙双方协商一致,订立本合同。

第一条:租赁标的

甲方将 号楼商业门脸,建筑面积 平方米,出租给乙方作为商业店铺使用。

第二条:租赁期限

租赁期 年 月 日至 年 月 日止,租期合计 年。

第三条:租赁金额及支付方式

该屋的租赁金额为 元/月,支付方式为一年一交,合同签订后乙方于 年 月 日前一次性支付租金 元人民币(大写 )。及房屋内设施押金 元(大写 )。合同期满后,如甲方仍继续出租房屋的,在同等条件下乙方享有优先权。合同终止时退还押金。

乙方不得私自改造屋内设施。如乙方对房屋造成损坏的乙方负责恢复原状或照价赔偿。

第六条:合同变更、解除与终止

双方可以协商变更或终止合同

如有下列之一的,甲方有权单方解除合同,收回该房屋。给甲方造成损失的,乙方应承担全部经济赔偿责任:

1、未按协议约定提前预交房租或欠缴各项费用达一个月的;

2、未甲方同意,擅自改变该房屋用途的;

3、擅自拆改、变动或损坏房屋主体结构的;

4、从事违法、犯罪行为的。

租赁期满合同自然终止;因不可抗力因素导致合同无法履行的,合同终止。

第七条:乙方的安全由自己负责。

第八条:违约责任

1、甲方未按时交付出租房屋供乙方使用的,乙方有权向甲方进行追偿因此造成的损失。

2、乙方逾期交付租金的,除仍应及时如数补交外,应向甲方支付全年租金的5退还押金。

第四条:租赁期间相关费用

租赁期内,乙方承担该房屋的水费、电费、暖气费、物业费等相关费用,并按时交纳

第五条:租赁期间房屋修缮

本协议在履行中如发生争议,双方应解决;协商不成时,可向房屋所在地人民法院提起诉讼。

第十一第:其他约定事项:

第十二第:本合同未尽事宜,一律按《中华人民共和国经济合同法》的关规定,经合同双方共同协商,做出补充规定,补充规定与本合同具有同等效力。

第十三第:本合同一式二份,甲乙双方各执一份,具有同等法律效力,经双方签字善意后生效。
