乙方:
为改善职工住房条件,经有关部门批准,甲方在银城路北侧,银山路西侧,新建职工家属楼二栋,根据《中华人民共和国合同法》及国家有关房屋买卖规定和有关法律、法规之规定,双方按照平等自愿,诚实守信原则,经协商同意,就乙方购买甲方职工家属楼的有关事宜,达成如下协议:
一、乙方自愿购买甲方 家属楼 号楼单元 室。 房屋面积 平方米,价格 元/平方米,房款合计元;
车库 号,面积 平方米,价格 元/平方米,车库金额 元; 储藏室号 平方米,价格 元/平方米,金额 元。 共计 金额元。
大写拾 万 仟佰拾元角 分。
房屋实际结算面积按照中华人民共和国建设部和中国质量监督检验检疫局gb/t50353—20xx号文计算(房屋实际结算面积以夏津县房管局实测的确权面积为准,多退少补)。
二、有关夏津县房管局收取的物业管理基金、契税、测绘、评估、抵押登记等费用,在办理房产证时由乙方按照有关部门规定交纳,由甲方统一代收代交。
三、乙方选择的付款方式及期限为:
1.一次性付款:
2.银行按揭方式付款:在交付首付款10个工作日内交清房款的首付款。并交齐办理银行按揭手续的有关资料。
四、房产交付:甲方应在 年月 日前,将经竣工验收合格的房屋交付乙方使用。但如遇特殊原因及不可抗力的原因,如水灾、火灾、地震等自然灾害,由双方协商同意解除合同或变更合同外,甲方可据实予以延期交付。

七、乙方责任及义务:该房屋在购买总房款金额交清后产权归乙方所有。甲方自交房之日起一年内代办房产证,有关费用根据国家有关规定由乙方承担。乙方必须遵守国家相关法律、法规和社会公德,爱护房屋及配套设施,在使用期间乙方不得随意改变房屋外装结构、用途及承重部位,不得在楼内(包括阳台、楼梯)存放超荷载物品,对有关共有设施应尽保护、维修的义务。乙方应遵守甲方住宅小区的有关管理规定,否则乙方承担由此造成的法律责任。太阳能安装由甲方统一指定,费用乙方自理。
八、本协议在履行过程中发生争议,由双方当事人协商解决,协商不能解决的,由德州市仲裁委员会仲裁,双方未能达成书面仲裁协议时,可向当地人民法院起诉。
九、本协议一式三份,甲方贰份,乙方壹份,具有同等法律效力。
十、本协议自双方签字盖章之日起生效。
